The real estate market is booming these days. Have you recently purchased a new home? Perhaps you are in the process of searching for a new place to live. In either case, if the home has a swimming pool, you are going to need a professional pool inspection. Why is that? 

Firstly, the purpose of a pool inspection is to determine the condition and expected life expectancy of the swimming pool, its surrounding area, and its equipment. Safety Features

Checking to see if the pool’s safety features meet the local regulations and codes is the first order of business. Each state has its own requirements as to fencing, self-closing pool gates, pool covers, etc, and it is important that the inspector understands what the law is and that the pool is in compliance.

 

The Pool

There are several types of pool interiors and the inspector will check for signs of deterioration. Tears in a vinyl liner, cracks in gunite, staining, broken tiles, and bad grout will all be on the list of what to look for. 

 

The Area Surrounding the Pool

The decking around the pool will be inspected for staining or irregularities. If the pool surround is concrete or stone pavers, it will be evaluated for uneven surface, chipping, and trip hazards. Drainage around the pool is an important consideration and should be in place and functioning properly.

 

Major Pool Equipment

  • Pump: Working properly, with proper wiring, and well-grounded. Preferably, the pump will be a variable speed pump as they are the most energy-efficient and are required by the Department of Energy as of July 2021.
  • Filter: Secured in place, with functioning valves and operational gauges.
  • Heater: If the pool has a heater the inspector will check to see that it is the correct size for the volume of the pool. The heater should work properly and be well-grounded.

 

Other Pool Features

The pool inspector will also check other pool features such as spas, automation systems, lighting, water features, and automatic pool covers. They need to be operational and in good repair.

 

Do you need a pool inspection? You bet you do. Having a proper pool inspection is essential if you are purchasing a home with a pool. You want an expert evaluation of the pool, the area surrounding it, and the pool equipment. If faulty conditions or less than functional equipment are found, you, the buyer can then negotiate with the seller. Consequently, the seller has the option of making repairs or giving you a credit for the value of those repairs or replacements.
